Is near the Bishop Arts District in North Oakcliff a good place for a young single liberal straight male?

Ok, I'm thinking of moving to Dallas. Oakcliff is an area that is in the southern part of the city (it was merged with the city of dallas a while back). It has been going through extensive urban renewal while retaining it's diversity. I've lived in New Orleans and moved back here but love this area. Don't get me wrong I like the glitz and bar scenes of Uptown, Knox Henderson, and Lower Greenville, however I like the funky arts vibe here. I know Deep Ellum is slowly coming back but this area is great. However, I have heard this is the new Gayborhood outside of Oaklawn and Cedar Springs from a few friends. I am LGBT friendly, however being a single hetero male I want to be in an area where I will have a large dating pool. Yes I know straight women sometimes like straight men that are comfortable around the LGBT community however I would want an area where most of the women I could be sure of were heteroual...or lol. Is this a good place for me? Remember I don't mind the LGBT crowd. I am in PFLAG, but I just want an area that is easy for dating.
